Terms Conditions Function

Dear Guest,

The Property Owners have worked hard to make Cedia - a peaceful and beautiful place located on an exclusive Estate, ideally function celebrations of up to 200 guests. The property has set on 90 providing a romantic atmosphere with packages available for your exclusive use.

Please carefully read the following terms and conditions that set out the booking conditions, requirements and the use of the property.  The payment of your deposit acknowledges your understanding and acceptance to the terms and conditions contained in this document.

Deposit & Final Payment

For online reservation you are required to pay 100% of the total tariff to secure your booking.

For all other reservation you are required to pay 50% of the total tariff as a deposit.

Final Payment and the Bond will be due one month prior to the arrival date (during Peak Periods final payment will be due 2 months prior to your arrival date).

For all reservations made within one month of arrival, payment of the total tariff will be required at the time of booking.

Once your deposit has been received, you will receive a confirmation email with details of when your balance is due.  We will confirm with you via email once final deposit has been received and provide address and contact details to assist you with your check-in.  We will also contact you by phone prior to your arrival to organize to meet you at the property and to provide directions.

Security Bond

A security bond of $1,500 for the groups up to 60 people and $3500 for up to 200 people is required at the time of final payment for the exclusive use of the property and the house for your function.  A credit card authority will need to be supplied to the Property Owner for this amount.  The authority will be destroyed subject to final inspection. Naturally any damages or breakages will be deducted accordingly. The security bond will be taken off 7 business days before arrival and reversed after final inspection of the property within 14 business day. Naturally any damages or breakages will be deducted accordingly.

Arrival and Departure

Arrival time is 2.00pm. Departure time is 10.00am. Please be aware that early arrival or late departures cannot be accommodated unless prior arrangements have been made. Additional charges may occur.

You will be greeted on arrival at the property to allow you to familiarize yourself with your new surroundings. Keys will be provided and any questions answered. If arriving after hours you need to make alternative arrangements. Upon your departure the keys must be returned.

Usage of Property

All property items such as kitchenware etc. are strictly to be used by accommodation guests only. These items are not to be used for any parties, weddings or other functions.

All functions must be held outside and a marquee erected on the lawn.  All catering must be done outside in the undercover BBQ area - limited power is available.  All crockery, glassware, cutlery etc. will need to be hired to cater for your function.  Portable toilets will also be required.  The two toilets in the house are for accommodation guests only - being on a septic system they are not equipped to deal with large numbers of people. Additional power by means of a generator may be required.

For functions, designated parking areas will be specified and there are exclusion zones on the lawn where function guests are not allowed. The transporting of guests by bus is encouraged to avoid noise on departure.

If it comes to the property owners’ attention that the property is being misused by the tenants they will be asked to leave the property immediately without any refund.

Appliance/Fixtures Repairs

The Property Owners endeavour to have any repairs to appliances or other fixtures attended to as soon as possible. However in some unforeseen circumstances the immediate repair may be beyond their control. (Non-availability of tradespersons or parts) No responsibility is taken by the Property Owner for the consequences of any such like unforeseen circumstances. There will be no refund or discounts deducted from tariffs for unusable appliances or items awaiting repair or replacement.


You are asked that noise is kept to a reasonable level during your stay in respect to your neighbors, especially after 11.30 pm at night. This includes any sound that can be heard from a neighboring property that disturbs their peace and quiet. If two or more complaints are received, a penalty of up to $300 may be deducted from your security bond, or tenants may be asked to leave immediately without refund.

Lost Keys

A charge of $300 will be taken from the security bond for any keys that have been lost. This is to cover the expense of changing the locks.


Garbage is collected every Tuesday morning and only bins with lids securely down will be taken.  It is guest’s responsibility to put out the garbage.  Any excess rubbish is charged at $45.00 per hour to be removed.

In the case of any functions held on the property, it is your responsibility to remove all rubbish from the property plus tipping fees.

Damages and Cleaning

Any damage, breakage or loss to the property or its contents (such as kitchenware) must be paid for and must be reported to the Property Owners immediately or on-site owner at time of your departure. Monies will be deducted from the security bond. Should the damage exceed the security bond we will claim the full costs of reparation from the tenant. If you discover a fault or breakage on arrival, please advise the Property Owners straightaway otherwise it will be considered your responsibility.

The premises are to be left in the same condition as at the start of the booking. If it is not, charges will be deducted from the security bond to cover the cost of extra cleaning or dry cleaning. Linen and towels are to be used for the purpose intended. Extra cost will be charged if linen or towels have been damaged. Replacement of linen/towels maybe required if they are beyond saving. Please ensure dishes, pots and pans etc are washed and put back into the cupboards. All food in the fridge and the pantry has to be cleaned out.  If you have any unopened packets of pasta and other non-perishable foods please leave them in a box or bag on the kitchen bench and the cleaners will donate them to charity.  Perishable food should be placed in the rubbish bins.  All garbage including food scrapes are to be removed from the property and the bins emptied.

Please also ensure equipment such as remote controls for the televisions, heaters, irons, hair dryers etc. are put back where you found them or left in a visible place.

It is a condition that the Property Owners are permitted to enter the property for an inspection or a service clean at a mutually agreeable time.  Any cleaning beyond what is deemed 'normal' will be charged at an hourly rate of $45.00.

If the BBQ is used, it must be cleaned thoroughly before departure; otherwise an additional cleaning fee of $50 will apply.  This applies to the BBQ provided at Cedia House.

Unforeseen Changes

In the event of the premises becoming unavailable to the tenant through unforeseen circumstances you will be informed immediately and an alternative property will be sought (at your request) or a full refund will be offered.

Pets or Animals

Strictly no pets or animals are permitted on the property or within the premises.


The property is non-smoking.  Smoking is therefore not permitted anywhere indoors.

Tenants Personal Property

The Property Owners take no responsibility for the tenants’ personal property. The Landlords insurance does not cover Tenants personal property.

Heating and cooling systems

Cedia House come equipped with an efficient gas heater to provide warmth in the cooler months. It also has an outdoor living space with open fire.  Fire wood will be provided for your use in the cooler months. 

Swimming Pool Usage

The pool is not heated.

Golf Range Usage

As small golf ranges are provided in front of Cedia House.  You will need to provide your own golf clubs.

Internet Usage

Wireless internet is available at Cedia House.  The password will be provided in your welcome folder at time of check-in.

Broadband internet is available for the use of tenants up to 1GB for every night of your stay.  At the end of your stay, any excess usage will be charged at $10 per GB over your total allowance.

There is no issue with mobile phone reception at the property.


All linen and towels are provided for Cedia House.

Function Management

A functions coordinator or wedding coordinator is required to organize the logistics of your function as we cannot provide this service.  

For groups over 70 people, we require that our Cedia Functions Assistant to be on premises to oversee and support the Functions/Wedding Coordinator with any questions or necessary tasks required. They will be on site one hour prior guest’s arrival and will leave once all guests have departed.  A rate of $40 per hour will be added to your Accommodation Bill inclusive GST.

Maximum Number of Persons

The property is to accommodate no more people than specified in the terms and conditions.  Additional occupants will be asked to leave and additional charges will be deducted from the security bond, unless prior arrangements have been agreed upon.  Cedia House accommodates a maximum of eight guests.

The same applies to the maximum number of guests specified at the time of your functions booking.

Observing Holiday Letting Terms & Conditions

Any breach of the aforementioned terms and conditions, as agreed by both parties, permits the Property Owners to refuse the key, amend the rent of the property or immediately terminate the occupancy/function. The payment of a deposit will be deemed acceptance of these terms and conditions.


Cancellations are only accepted 4 months prior to arrival (6 months prior to arrival in *Peak Periods). A Cancellation Fee of 20% applies to all cancellations.

Cancellations within this period will forfeit 50% of the total tariff (deposit); however, no cancellations are accepted within 3 month of arrival.

No cancellations are accepted for any promoted/discounted bookings.

No cancellations are accepted for Christmas, NYE and Easter. You can sell or transfer the booking to someone else with the same value of yours, or you can keep a Booking Credit to reschedule at another date within one year based on the total nights but unaccepting for Christmas, NYE and Easter. The balance will not be refunded. Wherever possible we will transfer/alter bookings for you.

Cancellations must be given in writing.

If guests do not check in, or do not use the property the total costs will still be charged.

Please note that there is no refund of payment if, upon arrival, a tenant is not satisfied with the property. The property is let in good faith and no responsibility for misinterpretation will be accepted.
